Cluj hosts over 1,000 IT companies and is home to major development centers for companies like Bosch, Siemens, and numerous startups. The average IT salary in Cluj exceeds €2,500 net per month — among the highest in Central and Eastern Europe.
This high-income professional class creates sustained demand for quality housing, particularly in central and semi-central locations.
The University Pipeline
With over 80,000 students across six universities, Cluj has a built-in demand engine. Each year, thousands of graduates choose to stay, attracted by career opportunities and quality of life. This demographic inflow supports both rental and purchase demand.
Geographic Constraints
Unlike Bucharest's flat expansion on the Wallachian Plain, Cluj sits in a valley. The surrounding hills limit horizontal sprawl, concentrating development and maintaining land values. New supply must compete for limited suitable terrain.
